The Elser Hotel & Residences is a 49-story bayfront tower at 398 NE 5th Street — Downtown Miami's first bayfront condo tower with no rental restrictions. Co-developed by PMG and Greybrook Partners (originally launched as Society Residences), the project completed in 2022 with 646 fully furnished turnkey residences. The hotel component is operated by Highgate (partners include David Grutman and Pharrell Williams of the Goodtime Hotel).

Designed by Sieger Suarez Architects with interiors by Cotofana Designs, The Elser features residences organized in three named collections: Atelier (floors 14-20), Boheme (floors 21-36), and Haute (floors 37-46), plus Penthouses on floor 47. Each features 9'2" ceilings with floor-to-ceiling windows, balconies, porcelain wood-grain tile, built-in washer/dryer (select), Ecobee smart thermostats, smart keyless entry, custom Italian Italkraft kitchen cabinetry, quartz countertops, and Frigidaire stainless appliances. Highlights include a 132-foot resort-style pool, 16-foot poolside LED screening wall, two-level co-working Lab with 11 conference rooms, and Café Domino coffee lounge.
